Buying Investment Properties Is Still A Challenge

“I frequently get calls asking our team to save deals that are weeks into escrow and going sideways. Frequently these “save” deals are on properties where clients are trying to buy an investment property.  Often times, I find out the underlying challenge is that the original loan officer was trying to trick underwriting into believing this investment property was really going to be an owner-occupied property or second home (as the guidelines and rates are BETTER for an owner-occupied or 2nd home property versus an investment property).

Buying an investment property is significantly more challenging than buying an owner occupied residence and our buyers need to know this. 

Here are some challenges associated with buying investment properties:

Using a VA or FHA loan – VA and FHA loans are ONLY approved for owner occupied homes. No 2nd homes. No pure investment properties. NO exceptions. VA and FHA loans can be used to buy multi-unit properties – but ONLY if one of the units is going to be legitimately occupied by the borrower. Don’t try to convince an underwriter that a borrower is moving from a 2,000 square foot single family residence in the hills to a 3-unit building with an 800 square foot “owner occupied” unit in the flats. It’s not a believable story unless the departing residence is being sold and there is a rationale reason for a client downgrading in size and neighborhood.

Higher Down Payments Are Required – On a single family residence, investment property, Freddie Mac and Fannie Mae both require 15% down. There is no 3.5%, 5% or 10% down programs for investment properties. On 2-4 unit investment properties, Freddie Mac requires 25% down and Fannie Mae requires 20% down. Anyone quoting lower down payment is likely trying to get your client to “claim” that the property will be a 2nd home or owner-occupied residence. Don’t allow your clients to get caught mid-escrow in a lie regarding occupancy.

Very Few Jumbo Sources Are Available – Few, if any, jumbo lenders want to play in the space of investment properties. The risk is just too high. For owner-occupied duplexes, I have some sources in the jumbo space. However, on investment properties, it’s best if you keep the loan limits under the following amount in Los Angeles County:

  • SFR – $625,500
  • Duplex – $800,775
  • Triplex – $967,950
  • Fourplex – $1,202,925

Timelines Are More Difficult – Even though our upfront underwriting process helps reduce turn times, the truth is that multi-unit properties are just more difficult to finance. The appraiser is usually delayed due to working with tenants for access to all units. Investment properties require appraisers to include rent surveys in their report – which affects turn times. Frequently the seller is LESS informed about the condition of the property – which can lead to delays when negotiating for repair credits. Overall it’s important to know that we can close in under 30 days; however, we need to keep the timeline a bit more fluid”
